The introduction of the Hampton by Hilton brand to the Caucasus region, specifically in the historic district of Avlabari, Tbilisi, required a development approach that balanced international brand standards with local context. The project’s scale—170 rooms—and strategic importance made it critical to ensure meticulous financial and construction oversight to safeguard the interests of all stakeholders involved.

02 The Solution

Cushman & Wakefield Georgia was appointed to provide Lender’s Supervision services for the Hampton by Hilton hotel project.
Our scope of work included:

  • Monitoring construction progress to ensure adherence to international hospitality standards

  • Overseeing financial flows and the targeted use of funds

  • Ensuring timely delivery and risk mitigation throughout the project lifecycle

  • Providing independent, professional reporting for investors and financial institutions

03 The Results

Set to open in 2021, the 170-room Hampton by Hilton hotel marks a milestone as the brand’s first presence in the Caucasus. Strategically located in Avlabari, one of Tbilisi’s most historic neighborhoods, the hotel is expected to bring global standards of comfort and service to the Georgian hospitality market. Through Cushman & Wakefield Georgia’s lender supervision, the project has been guided with transparency, efficiency, and adherence to international development expectations.
