Tskaltubo, a historic balneological resort, had suffered from decades of neglect, with its unique urban fabric and cultural assets at risk. To restore its status and transform it into a globally recognized destination, the government needed a comprehensive, sustainable development strategy—balancing preservation with innovation, and ensuring economic, cultural, and environmental viability.
As part of a Conceptual Master Plan commissioned by the Ministry of Infrastructure and Regional Development of Georgia, Cushman & Wakefield Georgia was tasked with conducting a detailed Feasibility Study and advising on the resort’s development concept.

The project established a clear and sustainable development framework for reviving Tskaltubo, ensuring its historical essence is preserved while enabling its evolution into an internationally recognized wellness destination. Cushman & Wakefield Georgia’s strategic advisory and feasibility insights laid the groundwork for attracting future investment and tourism, reaffirming Tskaltubo’s role on the global map of therapeutic and cultural resorts.
