01 The Challenge

Eco Invest aimed to develop a large-scale, mixed-use hospitality project on the Tbilisi Sea shoreline, but required a comprehensive feasibility study to validate the concept. The key challenge was to determine whether a 127-room aparthotel managed by an international brand would be viable in terms of technical, economic, and market factors.

02 The Solution

Cushman & Wakefield Georgia conducted an in-depth feasibility study, rigorously analyzing the project’s potential. This included technical assessments, market research, and financial modeling to forecast sales trajectories and overall financial performance across the project’s lifecycle.
As part of the broader “Tbilisi Boulevard” development, the aparthotel was designed to:

  • Offer 127 rooms operated under a leading international brand

  • Capitalize on a prime location blending natural scenery with urban convenience

  • Feature retail, dining, and leisure amenities

  • Integrate a scenic coastal promenade along the Tbilisi Sea

03 The Results

The feasibility study confirmed the project’s strong investment potential and viability. With a projected opening in 2027, the aparthotel is positioned to become a landmark destination at Tbilisi Sea—enhancing tourism, attracting international interest, and elevating the area’s development outlook.
